Winter Preventive Maintenance Checklist for Portland-Area Restaurants

November 10, 2026

Winter puts quiet stress on commercial kitchen equipment. A one-hour preventive check now beats a breakdown during the holiday rush. Here is what our technicians look at — and what your team can watch between visits:

  1. Door gaskets and seals: walk-ins and reach-ins should seal tight all the way around. Torn or loose gaskets make compressors work overtime.
  2. Condenser coils: dust and grease on coils are the most common cause of refrigeration running warm. Keep them clean and the area around units clear.
  3. Ice machines: descale and sanitize on schedule, and check the water filter. Scale buildup is the top cause of slow ice production.
  4. Temperatures: log walk-in and reach-in temperatures daily. A slow upward drift is an early warning — call before it becomes spoiled product.
  5. Drain lines: clear drain lines on refrigeration and ice equipment to prevent leaks and ice buildup.
  6. Filters and belts: cooking equipment and HVAC filters load up faster in winter when doors stay closed.
